large venue Perth

Does anyone in Perth know of a large venue which could be converted into a dance/theatre space?The aircraft hangers in Maylands would be perfect but the police won't leave; but a building like a woolstore or gymnasium would be perfect.I have all the technical gear to make it work but cannot think of a venue.There is a crying need for a large,cheap venue which could essentially be run by volunteers, [keeping the costs down] to cater for schools productions and amateur groups musicals and it could be an educational area for students.If anyone has any bright ideas let me know.
